Property is sold as-is, where-is, with no contingencies, guarantees, or warranties regarding condition. It is the bidder's responsibility to inspect the property prior to bidding. No post-auction negotiations will be accepted.
The successful bidder will be required to provide a nonrefundable deposit of $7,500 via cash or certified funds on the day of the auction (a cashier’s check made out to the bidder and signed over to Just Sold Auctions upon winning is preferred).
A 6% buyer's premium will be added to the winning bid price and is due on auction day. This fee is non-negotiable and covers the administrative costs associated with the auction.
Closing will take place within 45 days of the auction, on or before August 27, 2025. All closing costs, including but not limited to recording fees, taxes, and transfer fees, will be the responsibility of the buyer.
The property will be sold with a clear title, free of liens and encumbrances, except for any existing easements and restrictions that may apply to the land.
Back Taxes: The seller has agreed to pay any outstanding property taxes (back taxes) out of their settlement at closing. The buyer will not be responsible for these taxes.
Payment for the balance of the sale price (minus the deposit) is due within 45 days of the auction, and must be made via certified funds.
The sale is final, with no contingencies for financing, inspection, or other conditions.
The final sale price is subject to the seller’s immediate approval, but the approval will be based on a fair and reasonable price—the seller does not intend to reject any reasonable offers.
